We connect landowners with farmers and livestock operators who need hay ground or rotational pasture, negotiate the arrangement, and check in through the season so the field stays productive and the relationship stays healthy. In most cases the landowner ends up with a maintained field and modest income instead of a mowing bill.

A healthy sugarbush is one of the most valuable timber assets in the Northeast, and it can generate income without the need for extensive logging. We broker sugarbush leases between landowners and maple producers, write the management plans that keep the stand producing long-term, and coordinate the tubing and infrastructure planning that shapes a successful operation. Vacuum-tap systems can push per-tap lease revenue several times higher than natural-flow arrangements.

Christmas Trees, Balsam Boughs & Brokerage

Mature balsam stands can produce boughs for wreath makers every year without waiting a decade to grow a crop of trees. We consult on Christmas tree farm establishment and management, coordinate seasonal bough harvest, and broker between landowners with mature stands and buyers looking to cut. For landowners who want the income but not the operation, we can arrange full-service management with an established grower.

Hunting Lease Brokerage

We match landowners with qualified hunters and clubs who will treat the property with respect, and we structure the lease so the terms are clear on both sides: acreage, dates, guest policy, stand and blind rules, liability, and rent. Where the property isn't quite lease-ready, we handle the habitat improvements first so it commands a stronger rate. Northeast lease rates are among the highest in the country, and most landowners are leaving money on the table simply because they don't know what fair market looks like.
